Costa Mesa is where the Mexicans live. Seal Beach has crime and homelessness because it's too close to Long Beach. The vagrants stroll in and sleep on every bench and in every park. Sunset Beach has nothing. And Huntington Beach is mostly a shithole unless you're living one street from the beach or in a private gated community.

You want to look in south Orange County. Irvine, Newport, Corona Del Mar, Dana Point, San Clemente, any of the lagunas, anything rancho, Brea.

For a townhouse, you'd be looking at $3400+ in a nice area. Look at Marea in Dana Point. We almost moved there, but it was a little too far from my work. They have 2bed/2 bath with a garage for $3400. It's essentially resort living (and gated) and you'd be half a mile from some of the best beaches in the state. That area has everything and is gorgeous.
